Living Area:
The modern living area is furnished with a comfortable seating group, TV and air conditioning. It offers direct access to the magnificent pool terrace.

Kitchen:
The villa features a fully-equipped, modern American-style kitchen. It includes essential appliances such as a refrigerator, dishwasher, oven, hob and a complete set of kitchenware and utensils, along with a dining table and chairs.

Bedrooms:
Villa Utopia accommodates guests in 3 comfortable bedrooms, each featuring air conditioning, a wardrobe, a vanity table, bedside tables, a balcony and a private bathroom.

• Bedroom 1: A double bedroom with a private jacuzzi.
• Bedroom 2: A double bedroom.
• Bedroom 3: A twin room with two single beds.

Bathrooms:
The villa has three modern bathrooms, each one privately ensuite to its corresponding bedroom.

Outdoor & Pool Area:

• Private Pool: A magnificent, large outdoor swimming pool (Length: 12 m, Width: 3.5 m, Depth: 1.5 m).
• Pool Terrace: The terrace is furnished with sun loungers, parasols, garden furniture and a barbecue.
• Outdoor Dining & Barbecue: A dedicated outdoor dining area with a barbecue is perfect for alfresco meals.

Cleaning & Maintenance:
The villa is professionally cleaned before your arrival. Regular cleaning, including a change of linen, is provided once per week. Additional cleaning can be arranged upon request for a fee.

Security Deposit:
A refundable security deposit of £250 is required in cash upon arrival. This will be refunded on your departure day, subject to no damage or loss.

• The villa is professionally cleaned before your arrival. The pool and garden are maintained regularly by our discreet staff.
• Please note: This villa is ideally suited for families or groups seeking a luxurious and comfortable retreat.

Surrounded by nature, it offers a tranquil and exclusive setting while remaining conveniently close to Kalkan town centre and its beaches.

Please note: Due to the geographical nature of our region, many properties are situated on steep mountain slopes. Therefore, access to the villas may involve inclined roads and unpaved (stabilized/dirt) tracks. Additionally, as our villas are generally located within natural settings, you may encounter elements of local wildlife (such as flies, insects, bees, etc.).
