Living Area:
The sea-view living area is furnished with a comfortable seating group, a plasma TV, satellite TV and air conditioning. It features a dedicated games area with foosball and table tennis, and offers direct access to the pool terrace. Ironing facilities are also provided.

Kitchen:
The villa features a fully-equipped, modern kitchen. It includes essential appliances such as a refrigerator, dishwasher, washing machine, oven, hob, microwave, toaster, kettle and a complete set of kitchenware and utensils, along with a dining table and chairs.

Bedrooms:
Villa Hyperion accommodates guests in 4 luxurious bedrooms, each featuring air conditioning, a wardrobe and a private ensuite bathroom.

• Bedroom 1 (Master): A stunning double bedroom featuring bedside tables, air conditioning, a wardrobe, and its own private sauna, Turkish hammam and jacuzzi within the ensuite bathroom.
• Bedroom 2: A double bedroom with bedside tables, air conditioning, a wardrobe and a private jacuzzi in the ensuite bathroom.
• Bedroom 3: A double bedroom with bedside tables, air conditioning, a wardrobe and an ensuite bathroom.
• Bedroom 4: A twin room with two single beds, bedside tables, air conditioning, a wardrobe and an ensuite bathroom.

Bathrooms:
The villa has four modern bathrooms, each one privately ensuite to its corresponding bedroom.

Outdoor Pool & Terrace Area:

• Main Private Pool: A magnificent, long private swimming pool (Length: 14.4 m, Width: 3.5 m, Depth: 1.5 m).
• Children's Pool: A large, separate dedicated children's pool (Length: 4.6 m, Width: 4.2 m, Depth: 0.3 m).
• Pool Terrace: The terrace is furnished with sun loungers, parasols, a dining table and chairs and a barbecue.

Indoor Heated Pool:

• A fantastic private heated indoor swimming pool (Length: 5.1 m, Width: 2.1 m, Depth: 1.1 m), perfect for year-round swimming.
• Pool heating is available for an additional daily charge of £30 during certain periods (please check specific dates). It is active between 1st March - 22nd April and 1st October - 31st December.

Security Deposit:
A refundable security deposit of £250 is required in cash upon arrival. This will be refunded on your departure day, subject to no damage or loss.

Important Notes:

• The villa is professionally cleaned before your arrival. The pool and garden are maintained regularly by our discreet staff.
• Please note: Access to the villa involves a steep incline for the last approximately 700-800 meters.
• Please also note that this villa is not suitable for pets and smoking is not permitted indoors.

Villa Hyperion is situated in the peaceful Kordere area, nestled in the hillsides above Kalkan. Kordere is a quiet neighbourhood known for its luxury villas, spectacular panoramic sea views and famous sunsets. Despite its elevated and tranquil setting, it remains conveniently close to Kalkan town centre and its beaches.

Please note: Due to the geographical nature of our region, many properties are situated on steep mountain slopes. Therefore, access to the villas may involve inclined roads and unpaved (stabilized/dirt) tracks. Additionally, as our villas are generally located within natural settings, you may encounter elements of local wildlife (such as flies, insects, bees, etc.).
