Living Area:
The living area offers wonderful sea and nature views. It is furnished with a comfortable seating group, a dining table for 10, satellite TV (LCD) and air conditioning. It offers direct access to the pool terrace and includes an extra guest WC.

Kitchen:
The villa features a fully-equipped, modern American-style kitchen. It includes essential appliances such as a refrigerator, dishwasher, washing machine, oven, hob, microwave, kettle and a complete set of kitchenware and utensils, along with a dining set for 10.

Bedrooms:
Villa Ayser accommodates guests in 5 comfortable bedrooms, most offering sea and nature views. Each bedroom features a wardrobe, a vanity table, bedside tables, and air conditioning.

• Bedroom 1 (First Floor): A double bedroom with sea views, a balcony and a private ensuite bathroom.
• Bedroom 2 (First Floor): A double bedroom with sea views, a balcony and a private ensuite bathroom.
• Bedroom 3 (Roof Floor): A double bedroom with sea views, access to a terrace, and shares a bathroom with Bedroom 4.
• Bedroom 4 (Roof Floor): A double bedroom with sea views, access to a terrace, and shares a bathroom with Bedroom 3.
• Bedroom 5 (Ground Floor): A double bedroom with nature views, accessed from the garden terrace, and has a private ensuite bathroom.

Bathrooms:
The villa has five modern bathrooms. Bedrooms 1, 2, and 5 have private ensuite bathrooms. Bedrooms 3 and 4 share a separate family bathroom. There is also an additional guest WC in the living area.

Outdoor & Pool Area:

• Private Pool: A large and beautiful outdoor swimming pool (Length: 10 m, Width: 5 m, Depth: 1.4 m).
• Pool Terrace: The terrace is furnished with sun loungers, parasols, a dining table and chairs and a barbecue.

Security Deposit:
A refundable security deposit of £250 is required in cash upon arrival. This will be refunded on your departure day, subject to no damage or loss.

• The villa is professionally cleaned before your arrival. The pool and garden are maintained regularly by our discreet staff.
• This unique stone villa is ideally suited for large families or groups seeking an authentic and characterful stay in the heart of Kalkan.
• The villa is not suitable for pets and smoking is not permitted indoors.

This centrally located villa in Kalkan centre provides the ultimate convenience for exploring everything the town has to offer on foot, with restaurants and beaches within easy walking distance.

Please note: Due to the geographical nature of our region, many properties are situated on steep mountain slopes. Therefore, access to the villas may involve inclined roads and unpaved (stabilized/dirt) tracks. Additionally, as our villas are generally located within natural settings, you may encounter elements of local wildlife (such as flies, insects, bees, etc.).
