Kitchen:
A fully-equipped, modern open-plan kitchen with high-end appliances including a large refrigerator, oven, hob, dishwasher, microwave, kettle, toaster and a coffee machine. It is furnished with all necessary cookware, crockery and cutlery.

Living Room:
A vast, light-filled open-plan living area on the upper floor, featuring comfortable lounge seating, a dining area and a satellite TV. Floor-to-ceiling sliding glass doors open fully onto the main terrace, seamlessly merging the indoor and outdoor spaces and framing the magnificent sea and mountain views.

Bedroom:
The villa features one luxurious double bedroom. The room is air-conditioned and offers stunning views, providing a serene and private sanctuary.

Bathrooms:

A modern and spacious en-suite bathroom with a shower, WC, basin.

Outdoor & Pool Area:

The villa is set on a large, multi-level plot. It features several spacious terraces furnished for dining, lounging and sunset viewing. A high-quality built-in barbecue and an outdoor dining area make alfresco entertaining a pleasure.

The villa features two private swimming pools for your exclusive use.

• Outdoor Pool: A spacious seasonal pool. Dimensions: 8m x 4m. Depth: 1.45m.
• Indoor Pool: A private, sheltered indoor pool available year-round. Dimensions: 4m x 3m. Depth: 0.90m.
• Pool Heating: The indoor pool can be heated upon request for an additional charge of £40 per day. For optimal hygiene and system care, the maximum heating temperature is set at 28°C (82°F).

The pool terrace is fully equipped with sun loungers, parasols, a seating area and a barbecue. The pool area is designed to be private and sheltered from outside view.

Security & Damage Deposit:
A refundable security deposit of £250 is required. This will be pre-authorised on your credit card before arrival and released within 7 days after departure, subject to no damage, loss or extra cleaning costs.

Important Notes:

• Due to its hillside location and multiple terrace levels, this villa may not be suitable for very young children without close supervision.
• The villa is in a quiet residential area. We kindly ask guests to respect the neighbours, especially by avoiding loud noise after 23:00. 
• For stays of 10 nights or more, a complimentary mid-stay cleaning and linen change is provided.

• The villa is professionally cleaned before your arrival. The pool and garden are maintained regularly by our discreet staff.

This prime location means you are just steps away from the town's finest restaurants, charming boutique shops, lively bars and the picturesque marina. You can easily explore the heart of Kalkan on foot, immersing yourself in its vibrant atmosphere, yet return to the privacy and tranquility of your own luxury villa within minutes.

Please note: Due to the geographical nature of our region, many properties are situated on steep mountain slopes. Therefore, access to the villas may involve inclined roads and unpaved (stabilized/dirt) tracks. Additionally, as our villas outside the centre are generally located within village settings, you may encounter elements of natural wildlife (such as flies, insects, bees, etc.)..
